Is maintenance included in your monthly fee?
Yes—this is what makes Tend unique! We offer pricing tiers that include maintenance and repairs, helping you avoid unpredictable costs. You can choose between Basic or Premium Maintenance Plans, and even add AC maintenance and repair for a flat monthly rate. Learn more on our Pricing Page. -
How and when do I get paid?
We disburse owner payments via direct deposit on a consistent monthly schedule typically between the 7th–10th of each month. You’ll also receive detailed owner statements showing income, expenses, and any repairs made. -
How do you screen tenants?
We use a rigorous screening process that includes:
Credit and background checks
Income verification
Rental history and landlord references
Eviction and criminal checks
Our goal is to place reliable, long-term tenants who will respect your property. -
What happens if a tenant needs to be evicted?
Tend can handle the entire eviction process on your behalf, from legal notices to court turnover coordination. You won’t have to deal with any of it—we manage everything professionally and lawfully. -
Do you help with pricing and market analysis?
Absolutely. We conduct a comprehensive rental market analysis to ensure your property is priced competitively, balancing maximum income with low vacancy rates. -
Will I have access to financial reports?
Yes! Through your Owner Portal, you’ll have 24/7 access to:
Income & expense reports
Owner statements
Maintenance logs
Tax documents (including 1099s)

Can I be involved in decision-making?
We customize our communication based on your preferences. Some owners like to be hands-on, while others prefer to be hands-off. Either way, we keep you informed and in control. -
What if I want to sell my property?
We’re happy to assist you buy or sell. We even offer a discount to all of our current clients. We can also help get the property “market-ready” with our professional maintenance services.
