How do I apply for a rental?
You can easily apply online through our Available Rentals page. Just find the home you love and click “Apply Now.” The application includes background, credit, and income verification. -
What is the application fee?
The application fee is $95 per adult applicant, non-refundable. This covers the cost of screening and processing your application. -
What qualifications do you look for in tenants?
We consider the following:
Proof of stable income (typically 2.5–3x the rent)
Credit history and score
Background and eviction checks
Rental history and landlord references -
How much is the security deposit?
Security deposits typically equal one month’s rent, though this may vary depending on the property and application strength. -
How long does the application process take?
Applications are usually processed within 2–3 business days, though timing may vary based on how quickly we receive documentation and references. -
How do I request maintenance?
Log in to your Tenant Portal and submit a maintenance request anytime, day or night. For emergencies, we also have 24/7 emergency response. We are always monitoring the maintenance requests. -
How do I pay rent?
You can pay rent securely online through your Tenant Portal via bank transfer (ACH), debit, or credit card. We also offer auto-pay options for convenience. -
What if I need to move out early?
We understand things happen. Please contact us as soon as possible so we can walk you through early lease termination options. -
Are pets allowed?
Some of our properties are pet-friendly! Pet policies, fees, and breed restrictions vary by property. Check the listing details or contact our team for specifics. -
Can I renew my lease?
Absolutely! We’ll reach out a few months before your lease ends to discuss renewal options. We love keeping great tenants long-term.
