Property Management With Maintenance Included in Broward County: The TendCare™ Difference

Maintenance coordination is one thing. Including the labor to handle everyday repairs is another.

With TendCare™, Tend Property Management includes eligible routine handyman labor during tenancy and qualifying Rental Refresh™ work between tenants. That gives Broward County rental owners a clear alternative to paying separate labor charges for each covered repair.

Owners pay for materials, while major repairs, specialty services, and work outside the membership are billed separately.

For owners in Fort Lauderdale, Hollywood, Pompano Beach, Coral Springs, and throughout Broward County, TendCare brings professional property management and everyday property care together.

Maintenance Coordination vs. Included Repair Labor

When comparing property managers, it’s important to understand what “we handle maintenance” actually means.

Receiving a tenant’s request, contacting a contractor, and scheduling a visit are maintenance coordination. Those services do not necessarily include the cost of completing the repair.

The question to ask is simple: Does your management plan include repair labor, or will you receive a separate labor charge for every repair?

TendCare includes eligible routine handyman labor as part of the membership. For covered work, owners pay for required materials and replacement parts without a separate charge for the included labor.

That distinction matters when evaluating the total cost and convenience of rental ownership.

What Routine Repairs Does TendCare Include?

TendCare covers eligible everyday handyman work that helps maintain the home’s condition and functionality during normal residential occupancy.

Covered routine work includes services such as:

  • Interior door and cabinet adjustments.
  • Door and cabinet hardware repairs.
  • Interior caulking.
  • Minor drywall patching.
  • Paint touch-ups.
  • Minor blind repairs and adjustments.
  • Other routine handyman repairs that meet the TendCare property care standard.

These are the types of smaller jobs that can create repeated scheduling demands and labor bills for rental owners.

With TendCare, eligible labor is included. Materials are billed separately.

Each request is assessed to determine the appropriate scope. For example, adjusting a cabinet door is routine property care; replacing an entire kitchen is a separate project.

Included Maintenance Does Not Mean Every Repair Is Free

Clear coverage is just as important as included coverage.

TendCare is designed for routine property care. Major repairs, renovations, deferred maintenance, and specialty contractor services are billed separately.

Examples of work outside the membership include:

  • Roofing and structural repairs.
  • Flooring replacement.
  • Full interior painting.
  • Mold remediation and water damage restoration.
  • Major equipment replacement.
  • Work requiring permits or licensed specialty contractors.

When a repair falls outside the membership, Tend explains the recommended work and coordinates the next steps under the owner’s management agreement and approval requirements.

Owners still need a budget for materials and larger repairs. TendCare reduces separate labor charges for covered routine work while providing one team to coordinate the property’s care.

HVAC coverage is available through a separate optional add-on. Air-conditioning work should not be assumed to be included in the standard TendCare membership.

One Team Managing the Property and Its Care

A maintenance request affects more than the item being repaired. It also affects the resident, the owner’s expenses, and the condition of the home.

Tend’s property care team evaluates the reported issue, determines whether it qualifies for included labor, and coordinates the work. When additional charges or owner approval are needed, those details are communicated through the management process.

Owners have a central point of contact for property management and repair coordination, rather than having to organize each step themselves.

The goal is straightforward: keep the property functioning, communicate clearly, and make ownership easier.

Rental Refresh™: Included Routine Preparation Between Tenants

The time between tenants is when an owner needs repairs, property preparation, and leasing to work together.

For qualifying properties, Rental Refresh™ includes routine preparation such as minor drywall patching, paint touch-ups, interior caulking, and door or cabinet adjustments, as needed.

Eligible labor is included with TendCare. Materials are billed separately.

Rental Refresh™ applies when:

  • Tend placed the departing tenant.
  • The property remains actively enrolled in TendCare.
  • Tend continues managing the property.
  • Tend is retained to market and lease the home to its next resident.

Larger projects, such as full interior painting, flooring replacement, or renovations, are quoted separately.

This connects everyday property care with the next leasing cycle, giving owners a coordinated process for getting the home ready for its next resident.

Compare More Than the Monthly Management Fee

A monthly management fee tells you only part of the story.

Before choosing a Broward County property manager, ask:

  1. Does the plan include any routine repair labor?
  2. Which materials and services are billed separately?
  3. Who assesses repair requests and coordinates the work?
  4. When is owner approval required?
  5. Is routine preparation included between tenants?
  6. Is HVAC coverage included or offered separately?

Those answers help you compare what you will receive throughout the tenancy and at turnover.

TendCare is built for owners who want professional management and included eligible routine handyman labor in one coordinated service.
