Insurance premiums. Property taxes. Repairs. South Florida rental owners already have plenty of expenses competing with their rental income. When another maintenance request arrives, the question is often the same: How much is this going to cost me?
If you manage the property yourself, there’s also the task of finding someone, arranging access, and following up. If you already have a property manager, you may still find yourself approving one repair bill after another.
We created TendCare™ to take some of that pressure off. With eligible routine handyman labor included in your membership, many common repairs can be handled without another labor charge. And when a qualifying tenancy ends, Rental Refresh™ includes eligible labor to help prepare the home for its next resident.
A Saturday plumbing call with no additional owner charge
An emergency plumbing stoppage at a TendCare property needed attention on a Saturday. Our team responded, and the work qualified for coverage under the membership. The repair required labor only, with no materials needed, so the owner received no additional charge for the work.
The problem was handled. The owner didn’t have to find a plumber on a weekend or pay a separate repair bill for that visit. That is the kind of practical value we want TendCare to deliver: help when the property needs it, with eligible labor already built into the plan.
Every request is evaluated individually. This example shows how one qualifying repair was handled; emergency plumbing work and stoppages are not automatically covered in every situation.
Small repairs should not become a constant expense and distraction
A toilet that keeps running. A faucet that needs replacing. A door that won’t close properly. These are ordinary rental property issues, but paying separate labor charges each time can make them feel anything but small.
TendCare includes eligible routine handyman labor for many of these everyday needs. Examples include toilet component repairs, faucet replacements, door and cabinet adjustments, lockset replacement, interior caulking, and minor drywall repairs. Required parts and materials are billed separately.
You have one point of contact through Tend. Our Property Care Team evaluates the request, coordinates the work, and keeps you informed when your approval is needed. You can spend less time dealing with the details of a repair and more time focusing on why you bought the property in the first place.
The value continues when your tenant moves out
Turnover can bring a second wave of expenses just as rent stops coming in. A few wall patches, paint touchups, and hardware adjustments may need attention before the home is ready to show again.
Rental Refresh includes eligible turnover labor for qualifying TendCare properties, with materials billed separately. Our team assesses the home, identifies the routine work, and coordinates preparation with the next leasing cycle. Larger projects are evaluated and quoted separately.
Rental Refresh applies when Tend placed the departing resident, the property remains enrolled in TendCare and under our management, and Tend is retained to market and lease it again. It gives owners a reason to think beyond the next repair: there is a team looking after the property through the transition to its next resident.
A clearer way to plan for property care
TendCare cannot control your taxes or insurance premiums. It can give you a more predictable way to pay for eligible routine repair labor and less work coordinating it.
Tend’s Management Only plan is $129 per month. Management + TendCare is $249 per month, combining professional management with eligible routine handyman labor and qualifying Rental Refresh labor. For an additional $120 per month, you gain property care benefits that continue through the tenancy and eligible turnover.
The value will depend on your property and its needs. For owners who want fewer separate routine labor bills and a team handling the details, that added support can make rental ownership easier to manage.
Clear coverage and one team to help
TendCare is built around routine property care. Materials, major repairs, renovations, deferred maintenance, and specialty contractor work are separate. Full interior painting, flooring replacement, roofing, and structural repairs fall outside the routine scope. HVAC coverage is available through a separate optional add-on.
When work falls outside the membership, Tend can still help evaluate the options and coordinate the next step, with charges and approvals handled under your agreement. You continue working with the team that manages your property.
